Recording A Deed, Mortgage, or Mortgage Satisfaction
The majority of deeds and mortgages showing the ownership of real property
(houses, condominiums, apartment buildings, etc.) must be recorded with the
City Register. These ownership documents serve as the basis for land title searches
by banks and legal institutions for the purposes of granting mortgages, asset
searches, and other legal and financial transactions.
A deed recorded with the City Register provides a record
of ownership of a property. Mortgages and mortgage satisfactions, when a
mortgage has been paid in full, are also recorded with the City Register.
Mortgage Satisfactions
When
a mortgage is satisfied (paid in full) you should make sure that your bank files
a mortgage satisfaction so you will continue receiving your Statement of
Account (SOA). If your mortgage was held by a
lender other than a bank, you still must file a mortgage satisfaction with the
Office of the City Register. You will continue receiving your Statement of Account
and other correspondence at the address on your property tax account. The Statement
of Account, however, will no longer indicate that your taxes will be paid by
your mortgage company and you are now responsible for paying your property taxes.

Homeowners who also wish to receive water and sewer bills following a mortgage
satisfaction should contact the NYC
Department of Environmental Protection, which uses a separate registration
form.
