NYCHA 75 Years Keeping the Promise

Flat Rent Schedule

On March 20, 2009, HUD approved NYCHA’s FY 2009 Annual Plan which included a proposal to increase rents for NYCHA households with the highest household incomes. The vast majority of households (72 percent) who pay 30% of their incomes for rent will not be impacted by this increase. NYCHA will increase rents for the 28% of its households who pay on average 20% of their income for rent.

The flat rent schedule is being phased in over a two year period as part of the Annual Review and rental process starting in the third quarter of 2009. You can view the Year 1 and Year 2 rent schedules by accessing the link below. The rents in the flat rent schedules are base rents only and do not include recurring charges, e.g. reserved parking, appliance charges.

The flat rent schedules apply to all NYCHA developments except for new construction and property disposition developments, Forest Hills Coop and Frederick Samuels Apartments. The flat rent schedules do not apply to the Section 8 voucher program.
